Falcone Plumbing, Heating, & Air Conditioning is a third generation firm whose history dates back to 1889. The firm originated as Mangrum & Otter, a store that sold hardware, plumbing services, products and tin that existed for over 116 years at 81-85 East Santa Clara St. in downtown San Jose. This store was eventually bought by Charles Payne who later sold it to to C. L. Snyder and Dubrutz in in the early 1920′s. A short time later Mr. DuBrutz died and the name was changed to C. L. Snyder Company.   Charles J. Falcone began working for Snyder in the early 1940′s but, soon began to provide his own services, operating from the garage of his home on Cherry Ave. in Willow Glen. For three years Charles and his wife Loretta stored everything from toilets to water heaters.
